Neighborhoods and rents

North of Ventura you'll find the bulk of the apartment stock — solid 1970s–80s buildings where one-bedrooms start around $1,900–$2,200. South of Ventura, the streets rise into the hills with larger single-family homes and higher prices. The area around Kester and Dickens (Chandler Estates) and the streets near Notre Dame High are perennial family favorites for their lots and schools.

The Sepulveda Pass commute

Sherman Oaks lives and dies by the 405. The Sepulveda Pass to the Westside is one of LA's most congested stretches — 15 minutes at 6 a.m., 45+ at 8 a.m. If your job is in Century City or Westwood, test the drive at your actual commute time before signing a lease. The Metro G (Orange) Line busway runs along the south Valley and connects to the B Line for a car-free option downtown.

Most moves here are straightforward Valley jobs — surface-lot apartments and driveway homes with decent truck access.
