If you're moving into or out of a condo, townhome, or managed apartment building in Los Angeles, there's a good chance an HOA or building management has rules that will affect your move. Ignoring them can mean fines, a blocked move, or a delayed closing — so it's worth understanding what to expect.

Common-interest developments protect shared property — lobbies, hallways, elevators, and parking structures. A moving truck with no padding on an elevator, or a team moving furniture through a busy lobby at 6am Saturday, can damage property and disrupt residents. HOA rules manage that risk.

Common HOA Moving Restrictions in LA

Move-In/Move-Out Hours

Most LA HOAs restrict moves to weekdays and Saturday mornings. A typical window is Monday–Friday 8am–5pm, Saturday 8am–noon. Some buildings allow Saturday until 3pm. Sunday moves are almost always prohibited. This is the number-one thing that surprises people — book your move well in advance so you can secure a weekday slot.

Elevator Reservations

In multi-story condo buildings, you'll typically need to reserve the service elevator in advance — sometimes 72 hours or more. The HOA or building manager will pad the elevator for the duration of your reserved slot. If you miss your slot or go over, you may be charged.

Moving Deposits

Many LA buildings charge a refundable move-in or move-out deposit — typically $200–$500 — to cover potential damage to common areas. This is separate from your apartment security deposit. If the hallways and elevator are undamaged after the move, you get it back, usually within 30–60 days.

Parking and Truck Size

Some buildings only allow access through a specific entrance, or restrict truck size due to underground garage height limits (typically 7–8 feet clearance). In dense areas like Downtown LA, Koreatown, or Westwood, you may need a parking permit from the city to legally park a moving truck on the street.

COI (Certificate of Insurance) Requirements

Many buildings require your moving company to provide a Certificate of Insurance (COI) naming the HOA or building as an additional insured. This is standard for reputable movers. Ask your mover at least a week in advance so they have time to issue the certificate.
